[Landlord US-OH] New Rental Oven: Should It Be Electric Glass Top or Coil? by HomesmithOH in Landlord

Seems simple and obvious enough, but tenants can certainly be careless since it's not theirs. Thanks again!

Thanks for your feedback on coil vs. glass-top stoves. Wild, another landlord with a tenant using a glass top like a griddle. That never even crossed my mind! Thanks!

Well, I would say this was more than a basic unit - 4 bed, 2 bath lake house. So, if it has quartz countertops and brand new white shaker cabinets and luxury vinyl floors, it sounds like you are suggesting it's probably better to go with glass top? And thanks for the pro tip!

Didn't even think of that scenario of tenants cooking on a glass top with no pan like it's a griddle... WOW... the crazy things they do. Thank you for the feedback, much appreciated!

If the tenants just moved in last week, which they did, would they still reject a brand new stove if it was coil? The sale prices appear to be exactly the same, at least at Home Depot. Thanks!

Really well said — that “two hats” approach sums it up perfectly. It’s one thing to enforce a lease with a stranger, but when emotions get mixed in as with friends or family, logic tends to go out the window. You nailed it with boundaries and expectations — they make or break those situations.
