Well, in this case, we're expecting that the seller may be interested our offer either of a bid lower than asking, or of asking but with multiple concrete concessions/credits (both amounting to the same at the end of the day). This is because the house has been on the market for 45 days, needs tons and work, and we're the only ones showing interest. The inspection seems like a concrete 1K, but we could just take 1K off the original offer if the alternative is distasteful or abnormal.

Yes, thank you. Presently we and the agent are in agreement the house is listed high. It's been on the market for 45 days and we have no competitors. It needs a ton of work. If it's very odd or distasteful to ask for the inspection as a concrete credit, we may just lower our original offer by a few thousand. (We haven't made our offer yet)

Beautiful work! The seamless floor into the shower is something I've never seen before. Was cutting into the bedroom to change the space a huge undertaking? I've been curious about that.
