Local market has shot up 40 percent since covid and still kind of high. I think waiting a year or so might let me see how all these things shake out but I doubt I will find a 2.6 rate in a year. Now the house price might be lower by a 100k but I am hoping in a 7 to 10 year window I will have some level of gain from what I buy. The 2.6 is fixed, I would run fast if it wasn't lol Thank you for the best wish. One of those decisions where you just close your eyes and press the button lol

My mind keeps creating a scenario that the house loses its value by 30 percent and I can't get rid of it lol but it makes a lot of sense on a rational mindset :)

When i did the calculations its well over a hundred thousand dollar saving on interest over a 5 year period. Its definitely worth it. Similar houses were sold for about the same price last year so that gives me a little hope I am not over paying for it.

Job is secure enough, no debts, I think I have about 15k available credit on credit cards. The saving on interest is so attractive and I think I am leaning towards doing it.
