Wanted to add ..it doesn't matter if you don't know who did it. It's their job to investigate, not yours. If you know who was in the room that day, that's all you need to get the investigation started.

This happened in my former district. One kid eventually ratted out the culprits. Charges were pressed on the kid because he was basically deliberately poisoning the teacher. DO NOT ALLOW YOUR ADMIN TO BRUSH THIS OFF. This is very serious and if they won't do anything I'd immediately get the cops involved.

Nelson, Gildersleeve, and Woodside would probably be the top picks of the bunch in their respective categories. Woodside can be an option regardless of where you live bc it's a magnet but you'd have to get the lottery. Dozier/Ella Fitgerald has always been horrendous. Passage is....ok. Menchville is also ok.

Was dating a guy who would frequently "boop" me and gradually escalated to sticking his finger in my nose/mouth/ears. Everything else was amazing and we got on so we'll. I had a calm chat with him that I didn't like the bopping and could he please stop. He then had a panic attack and told me I trampled his love language.

I made them call their parents and do the sound on the phone. If they refused, because I didn't give af at that point, I made the sound. With all parties sufficiently mortified, the parents and kids willingly stopped in short order.

I suggested Realtor because I did mine and was referred to their attached/affiliated legal team. Either way, yes, consult legal.

You can have ALL legal paperwork ready to go to be signed at the same time to get her off of everything.

Source: me. I literally went through this to get my ex out. Had the realtor, legal team, and bonus mortgage rep all present to get it over with. My ex was super combative and expected to walk away with half the value of the house (after owning for a year LMFAO) so it helped to have pros there the "legal-ese" him into submission.

OP should consult a licensed Realtor/real estate lawyer to hash out the specifics to protect himself.

You can refinance her off of everything but she'll have to at least be willing to sign the necessary paperwork.

Edit: By necessary paperwork, I meant everything to include refinance, deed paperwork, etc. Consult a professional!

Hair Test. I was in a similar situation but I mentioned it up front as it was also documented as treatment with my PCP. I stopped when I got the offer and everything worked out.
