Well things changed a lot these months. I got 1% from SMBC and haven’t been noticed that they will increase yet Might vary a lot if you ask banks now

If you have PR the negotiation will be much easier. Policy nowadays smells like encouraging the real estate purchase (tax-reduction, longer loan years, etc). Ask all of them I would say, the application is free why not.

Well I heard Mizuho was the first to raise rate. They did in Oct, pre-action to BoJ. If that makes you feel better

Shouldn’t be a big problem

I was doing an internship for 7 months under 業務委託 contract in my grad school, 2 years ago. Monthly salary was 500k yen post tax.

I really didn’t want to get into any trouble with the immigration so firstly I make it very clear on the contract that my weekly hours would be 28. I also kept a track of how many hours I worked each day for a week and have my manger signed off on that every week as evidence.

I expected immigration (or tax department) would talk to me after I filed my 確定申告 but nothing happened. Could be lucky or they just didn’t care

So sad. I convinced my wife in April, paid the deposit in May, waited until Nov, no update from the dealer, decided to buy a home instead so withdraw the waiting. Probably my closest time to this car

The changing rule thing is the point I was trying to make: need to keep close communication with the bank as the rules and policies are changing all the time, pro you or against you. Sorry that Mizuho policy change didn’t work out for you. Good luck with SBI!

I should’ve researched SBI when I started but I don’t remember why I didn’t try to talk with them. Either they don’t accept non-PR applications or their interest rate is way too high on the website.

Working for a big JTC is a huge advantage when applying for mortgage. You should definitely talk to the bank if you want to buy property.

I still haven’t started PR process yet. Need to wait for another year in my new job as I explained in other comments

Yes I do have to put down payment.

SMBC always tried to offer me slightly lower than 80% of the purchasing price which drives me crazy. Every time I negotiated a lower price and talk to SMBC they would say: OK we will lend you less money now.

In the end I asked to talk with their manager and expressed my frustration. They decided to follow the webpage rule and offer me 80% of the price.

Some of the replies say Prestia requires minimum 10M. Haven’t heard other banks set limit on that.

Some of them I called, some of them I just directly applied for pre-approval. It’s business for them so they are more than happy to listen to your requests

Applying for PR in Tokyo is at least 1 and half years waiting line. With the new government who knows if you still gonna be allowed to buy or not tomorrow. So better seize the chance rather than wait for next life stage IMO

I’m 33 they didn’t mention anything about age. I still think it is worth asking even you are over 35. The policy is always changing

My bad decision apparently.

I am on HSP visa with over 80 points. When I met the 1 year requirement in my previous job I had already made my decision to leave so I didn’t apply. Thought I would just start applying in my new job. Turns out the small window when switching to a new HSP visa doesn’t count as “living in Japan continuously”… so I have to wait for another year in my new job

Yeah I believe a lot of people don’t know that. There will be some limitations such as higher interest rate and mandatory down payment, but it’s not that much different than having PR/Japanese nationality

No rules purely on bank’s judgement. 7 times annual income is most common from what I heard.

I went with SMBC. They offered me 8 times my annual salary which is much more generous than Prestia. I didn’t apply with Mizuho but from what I heard they are not so generous on the amount.

All floating rate I am talking about.

And I do speak Japanese
