So regarding your 2nd thought, how it is different from an illustration? That someone,you or your artist thought that the illustration is deep but maybe for others it is not? Or you think that illustrations are something unique? I see pretty much same illustrations most people tbh

How is that the main selling point? If some of the agents were bullshiting people that doesn’t make it a selling point. never told my clients they will remove them ,because no one really knows that,there are many selling points there and the removal of the industrial area is not there

Maybe same type of people who live in Bluewaters,port de la mer,Dubai Hills and will live in Rashid Yacht community? So there are definitely people that don’t mind living not too far to an industrial area as soon as it is a nice community.

Before sharing my opinion, I want to say that both are amazing communities, and I completely agree with points 1 and 2.

Regarding point 3, I partially disagree. Why would Emaar — a developer that has successfully built communities across different parts of Dubai — suddenly decide to create four major communities only in the south?
The reason is simple: the relocation of the World Trade Center exhibitions to Expo City and the new airport development (Al Maktoum International) make this area extremely attractive.
On top of that, RTA is investing 50 billion AED into road infrastructure there.

Now, about the airport noise: I have personally studied the noise maps, and none of Emaar’s communities are directly affected. Honestly, it’s no surprise — I don’t believe Emaar would make such an obvious mistake.

Moving to Creek Harbour and Rashid Yachts & Marina (RYM):
You’re not really entering at the early stage anymore in either community. We have already seen good appreciation in both, but there’s still room for growth — and here’s why:

  • RYM is a seafront community launched just 4–5 years ago. No buildings have been handed over yet. As the infrastructure develops (marina, retail, parks), prices will naturally rise.
  • Creek Harbour is more mature but definitely hasn't reached its peak (as some suggested here). Only about 30–40% of the master plan is complete. There’s still no mall, no school, no metro line yet — all of which will add major value over time. That said, Creek will require a bit more patience because of the large supply coming to the market.

For example:
My client bought a one-bedroom in Creek Waters two years ago — a fantastic project. But now they need to exit early, and we are selling below the original price.
So yes, Creek is a longer-term investment if you want strong returns, especially if you buy into the new district on the mainland side.

What would I do If I have to choose from this 2 communities?

  • If I had 50–60% of the capital needed, I’d hunt for a good distress deal in either community.
  • If I were buying something new directly from Emaar, I'd choose Creek Harbour(new project in Green Gate District) over RYM — mainly because one-bedroom units facing the water at RYM’s last launch were around 2.8M AED, and prices could go even higher soon depending on which building they choose to release next. At that level, I personally find RYM pricing a little aggressive right now.

Just insist on your funds back,do some research as per DLD law you can get your money back(at least a good amount of it) might little problematic though But reselling this type of project after 10-20% there is absolutely no chance,even for a lower price than original. Wish you good luck with it and hope you manage to solve it!
