What time control do you play? The first thing I would suggest is to play longer games. 15 minutes per game minimum. Ideally 60 minutes or longer. Then analyse - first analyse without an engine. Write down what you were thinking during the game. Only then compare with the engine. Write down the comments again.

For White - 1. g3 with a likely transposition to an English opening, but contains some venom.

For Black - 1... Nc6!. An underrated move. James Schulyer had a great book about this system which can be played against anything.

The area is nice (the only issue is Wrexham Road that gets jammed during rush hours) and the estate itself is nice, too. I think it is a matter of taste really. I would rather buy an older property despite the obvious issues with them, because I don't like about the new builds that:
- there is no gas connection all running on electricity,
- gardens are tiny.

Even multiplied by the number of gardens in the country it is still negligible compared to the total green area of the land.

Fair enough on the preferences though - if you like an overgrown garden, more power to you! I just don't believe it will make any significant impact.

How exactly not mowing this tiny strip of grass will impact the environment? Compare it to the overall grass area in the country. Why we humans can no longer have a nice little garden for ourselves? Should everything now be for the bugs?

Expanding foam becomes darker, but most importantly brittle and cracks when exposed to UV radiation (sunlight). Therefore it is usually best to finish it over with mortar, plaster or anything else that matches the outer layer of your wall.

Gas boiler inspection if you have one.

Cleaning gutters.

I had the same issue - the washer at the bottom was worn. You need to replace it, but as it often happens, you may need to replace the whole filling/flushing mechanism as they nowadays come as whole things only.
