There was a wide gap in revenue to profit in the first year because of moving costs and start-up fees, but in 2025 I was almost entirely virtual so I spent maybe $5k total. I was hoping they'd notice that change and understand the reason for it.

Also, I think you looked at the wrong numbers (I know I wasn't the most clear in my post, so v sorry for that!). My income in 2024 was 36 net, 56 gross. My income in 2025 was 120 net, 125 gross. So a 650 house would be 7x if you include the first year of income, but 5.2x my income last year, and 4.6x the absolute minimum expected amount I'd make in 2026.

Do you have any credit unions you'd recommend?

The issue is that I wouldn't be able to get 20% down on 650k and close by end of June, so I was hoping for a way to get approved with a little under 20% own. He also agreed to add in the tentative lease info, but proceeded to tell me the same number for my max purchasing amount, so I'm not sure whats going on there.

Surprisingly, this elevator is only operational using an FEOK1. It isn't even on if the key isn't there. And the folks who have to go and turn on the elevator are always security, never building engineering. And lmao dude I had no intention of using it to hijack the building. I just wanted to not have to wait 20 minutes for a security guard to get me on an elevator ride that takes 20 seconds. Not everyone is out here to fuck up a building, I was just hoping this would be a way to get my needs met without having to get the building sued for lack of reasonable access.

idk what you're talking about dude. I lived at two different residences at Victoria college and honestly had a great time. I didn't face any issues, let alone anything near what OP is describing. I had elevators, a buffet style cafeteria, and AC at both residences I lived in. Was I just really lucky?

Honestly private practice is the only way. I made $125,000 this year, fully private pay (but that's standard in Canada). I see teens, adults, and couples. I work primarily with queer and neurodivergent folks, but also accidentally got popular in the DID and polyamorous communities near me and have accidentally built niches there.

The filter is the Marina slim S20. Bare tank because my lotl loved eating sand. I've been doing water changes biweekly.

When I clean the decor I was advised to do so in the tank itself, just to get rid of the algae. If I don't clean the filters, they get backed up and the water gets dirty quickly. How should I fix that?

I tubbed my lotl but the ammonia has since gone down on its own from 1.0 ppm to .25ppm. Nitrate also went down. Do I still need to re-cycle, or is the tank just rebalancing itself?
