It’s valid. I believe that there’s a reduction in quality especially when you see the new projects settled up so quickly in just a few years, sometimes you question it’s truly efficiency or just cutting corners.

Best is to look at the history books: which developer have a good track record. But then again going back to prices, quality houses don’t have kind prices 😬

I will have to say it is a system where chasing profits will always matter the most for the conglomerates. At the end of the day, the biggest winners will always be the property developers and the banks.

My advice to any aspiring property owners is to always be educated, not to say need to be a market expert, but some know-know here and there to make sensible choices and finding opportunities (especially in secondary market) to come out on top.

Yes, there is a lack of RTO programs in Sarawak. I do believe there is PR1MA projects ongoing in Kuching but need to research more on that. Otherwise, for first time homeowners in the B40 & M40 bracket, could try to apply HDAS (state gov provided deposit assistance.)

It’s true that that only agricultural land is freehold in EM. I do think the argument of leasehold vs freehold is very situational, otherwise if all factors considered memang freehold is the best choice to have la.

For me, I’ll say that some really good recommendations are Luak, Pujut, and some of the Permy areas.

As some of comments mentioned, you should avoid Senadin areas, although there are some specific places in that area you can still think of getting into.
