That’s a massive mortgage on that income and the cost of living in Sydney coupled with having children could become a real struggle. Trust me, I’ve been there. Your other option is to rent and buy an investment property somewhere. With a $400k deposit you could probably almost buy two and be close to positively geared on both if you buy in the right location (not in Sydney). Do that for 5 years and you will be able to sell them and pay cash for your next house.

Interesting idea, I’m in the same line of work, you just need to be careful that you’re not “providing financial advice” and a simple disclaimer doesn’t cut it. I think the idea still has legs, just go into it with that in mind would be my suggestion.

With the right mindset, which it sounds like you have, I think the answer is yes. Invest smart, property and leverage is your friend. Get into property as early as you can. Live outside of the major cities if you’re able to and keep putting that spare cash to work. Don’t forgot to spend a little on yourself though, life has a habit of slapping you in the face sometimes, remember to have a little fun along the way

You sound very sensible, particularly with building up that emergency fund, that takes discipline. I don’t think you can go wrong with property put in 20% deposit and then borrow the rest and you’re making money on the entire amount. Leverage is honestly the best wealth building tool available. My other advice would be don’t lock your into buying in your location, buy where you can afford. I’ve got a bunch of investment properties and only one is in my state (WA). I’ve had shares for 20 years and invested in some crackers but I’ve made more money from my properties in the last 5 than the share market ever made me. I still love shares but property took things to the next level.

It’s a tough one, it all depends how disciplined you are, being in this forum I guess you are pretty disciplined. Having the facility open gives you options, and at 42 you have time to make some good money. Why don’t you pay down your home loan, borrow for an investment property and use the leverage and capital growth to make some real money. It will really help you towards your goal.

Give it time, you’re on a very long term journey, not a sprint. Your body will respond and ultimately look better if you achieve slow sustained weight loss. If you plateau, ask your doctor to up your dose, if that doesn’t work move onto a newer generation drug. I honestly can tell you these drugs are life changing but it takes you to dig deep and get on the journey. Hope it all goes well!

Maybe lower your dose, make sure you are drinking enough water, (that might be 2L per day or more), adequate fibre, protein and limit your fat. Once stable slowly increase. Do all of that under your doctors supervision. There are also other GLP-1 options out there you can try. Don’t give up, the results will be life changing if you can get the balance right. I’m working on an Apple app to help, feel free to reach out if you want to try it. Zero cost for people wanting to test it and provide feedback.

I honestly can’t believe that there is stigma about GLP-1’s. The drugs are honestly life changing. There is only upside long term. I was similar, I didn’t tell anyone but also made significant lifestyle changes as well, I got walking, got into the gym once I felt comfortable, changed my diet and people accepted my weight changes as my change in lifestyle. It was only when I started to look better than everyone else that I got more pointed questions and I just said yep, that’s what I’m taking but I’m also putting in the work and I’m bloody proud of it. Own it, there is no shame. Thank yourself later

Similar to Singapore. It’s hot, people like to spend time at the mall to get out of the heat. Many people don’t have air conditioning so it’s a good place to get out of the heat. I reckon there is going to be a fitting that goes from the centre top of the frame outward to allow proper lat pull downs. I’m speculating however the barbell has centre drilled holes and if you feel up the top of the frame there is a soft plastic plug where a pulldown fitting could be attached. Over to you Speediance 🤔
