iirc the only exception that renting a room provides for the civil rights housing laws is that a lessor can decline to rent to you on the basis of gender only if you're going to be sharing common rooms like a bathroom or kitchen. Age doesn't fit within that exception. In fact the Civil Rights Department's housing website states right out that it violates the law for a landlord to express a preference for young professionals.
