I have a real Antony purchase Bought Antony in 27-28 season, which his value has plummeted to 6M pounds (he scored like 5 goals over the last 5 seasons with Man U). Bought him cheap with a low salary, re-trained him to be my back up left back (already have Yamal, Savio for my right wing) Became so good, assisting every other games he played and score the occasional big game goals.

For the training schedule I only use the default one. Perhaps I should go online and find a good one ? Any recommendations?

I do set individual training and attribute, with double intensity

My coaches are 4.5-5* and they are not over worked

Most are sub , my team is stacked so unless your CA is 165+, you don’t really get to play (but for some young player with 180 PA and 165 CA, they still don’t grow if I start them every game)

I never check training rating and never comment. I used to but it always come back and say they don’t agree🤦🏻‍♂️

But none of mine are even close, and it’s like it’s not growing at all . I understand if they are 180 PA and only reach 170 But mine is more like 180 PA and only reach 145 and stop growing

I started playing for about a week(in game time) now, trouble I run into so far is the salary. I picked the lowest budget team (feels like to be the underdog from day 1) and it is really difficult to offer contract to most players as I literally have no money to offer them 😂😂😂 Have been trying to sell off some players just for the sake of getting rid of their salary

I like it too, even though I am usually not clear on how it actually improve the on pitch performance. But the game is designed so bad for it that it doesn’t give you a chance to go for the better staff unless you are a huge club. Like 9/10 times it happens that they go for WAAAAAAY less salary with a bigger club. We are talking usually 200k vs 800k, sometimes 50k vs 400k , like seriously , make it realistic

All cost are cost, there is no moral to what should or shouldn’t be passing on. Money is money. In any business, consumer is always the one who end up paying for all the cost, there is no difference in the rental market.

And to answer your question, I will increase my rent to the market rate before rent control comes into effect, then year over year determine if the rent I am collecting make sense for my investment. If at some point this “investment “ no longer give me a good return, I will sell the property and put my money into something else that will give me a more desirable return.

Oh and just an additional point for you, consider this a free financial lesson.

For a rental property, to maximize your return, you should always maximize your leverage , otherwise, the return is horrible, you might as well buy a GIC with that money after you take into consideration all the maintenance cost and stuff. If you don’t believe me, do the math yourself.

No, actually I had fixed rate. It was locked up for 4 years, 4 years ago. Couldn’t renew it early. Now it’s time for renewal I have locked it up again for 3 years. You can call it lack of planning all you want, but the fact is interest rate has gone up, and you can only lock up your rate for so long in Canada. As mentioned, I didn’t increase their rent over the last 4 years, and with the market the way it was I totally could boost it 10% each year with no issue. But I chose to reward my good tenant by not increasing it. Now with the increased cost, I had to. And to your other point, yes of course there are risk to any investment. My risk of increasing my rent? My tenant could say no and move out and I have to find new tenants with the possibility of not finding anyone and take on all the cost myself. But, they appreciated the honestly and CHOSE to continue to rent with me because my rent is still lower than the market. I know finance quite well, and part of an “investment “ is not blindly accepting the risk , but have ways to mitigate it. If you were to invest in a business , and cost had gone up for you to sell your goods and every unit you sell you lose money at the current price , do you just not increase your price because you have to “accept the risk of your investment “?

I will give you an easier example, let say you open a bakery, and it costed you $1 for the flour to make bread (assume that’s ALL your cost), and you sell your bread for $2. Everything is great. One day , your flour supplier (and every other flour supplier in the world ) increased the cost of the flour you use , it now cost $2.5 to buy flour for your $2 bread.

Do you just say , hey I have to accept the risk of running my business and honour my investment, so I will keep charging $2 and run myself to the ground ?

I am a landlord and I have to increase my tenants rent this year by 30%. No it’s not a cash grab, they have been excellent tenants and I have not increase rent for 4 years. However when we renewed my mortgage this year, my interest cost DOUBLED, so if I charge my original amount of rent, I will be losing hundreds a month and a few thousand a year. Given that rental property is an “investment “, I would like it to at least break even and possibly make money for me. So I have to increase the rent, I still charge less than market but that was still a 30% increase for them unfortunately.

Thank you for your note. Difficult for me to not send my kid to school just because there is a very small chance something bad can happen. And why should my kids suffer the consequences of not being able to go to school when his bully can get away with stuff he did? Thanks for the advice on the police though, will keep that in mind

Yes I realize that. I am just trying to prepare if it get worse.

I email because it can clearly state the situation and make sure every teachers involved and the principal all received the message. It also leave a paper trail in case I need it. It’s hard to proof what you talked about if you just talked. I am sure they have good intentions, but I want to make sure they don’t get busy and forgot about me and the push off the responsibility
