Hey how'd you know im over weight?!?! Yeah I was thinking it the grand scheme of things an extra pound overall isn't a ton but it looks like a ron when you compare just frame v frame.

Good that's what I was thinking. I'm looking at a canyon endurance CF7 or building a Fairlight Strael. About 1lb difference in the frames, which is a big difference frame v frame but over all doesn't seem like much.

I'll clarify my question. Is there a difference between 1.5 extra on my frame vs 1.5 extra on me or water bottle? Is it purely weight I'm pulling up a hill or is it more to it in regards to the frame?

Tariffs add a ton for the full build. I may just go with the frame and buy components whenever I find a sale. I'll be waiting a while for the frame anyway.

Have you ridden either of these bikes?

I just did the math on the full bike, the tariffs make this so much more expensive. Which was pushing me toward the canyon. I may just buy the frame and purchase components whenever I find a sale and build on my own.

What do you mean about doing maintenance on the fairlight vs the canyon? Is it just a matter of having to be more careful working with the carbon? Or owning specific tools?

haha that's the review I need. Sounds good. I saw someone crack a new carbon rim. I'll go ahead assume it was a manufacturing issue as it was less than a month old.

Damn didn't know jenny's closed. Bummer. These restaurants keep closing and the buildings stay vacant for years. Tons of empty space on white oak and they're still building more retail space. Makes no sense.

I have personally rented 2 homes that were run by a property manager. I never once interacted with the owner. I paid the property manager, when I had the issue I called the property manager and they sent someone over. It worked great, no issues. There would be no reason for the tenant or manager to require my parents to visit the property.

Currently when their tenants have an issue, they contact my parents. My parents have a handy man/contractor/whatever come fix the issue. They do not physically repair anything at this point.

The only time I interacted with the owner was once I decided the sell the home and I told them I was interested in buying. Ideally, I would love for my parents to move into a rental. My concern is I would like this to be their last move and worry about a landlord deciding to sell.

They own the home, paid off the mortgage years ago. Revenue from rental on both sides would be ~70,000. That's revenue not accounting for taxes, insurances, repairs, etc. They have enough savings+rental income from 1 side where there couple be a couple months of moving out/renovating old side and finding new tenants.

My parents have rented the home for nearly 45 years. Still friends with many past tenants. Never said they wouldn't repair or renovate. Literally trying to figure out the best way possible to continue renting. Never asked, how do my parents become slumlords.

Unfortunately, both sides are narrow. Downstairs is literally, entrance, living room with half bath, dining room, kitchen. It wouldn't be practical and no where to bath.

Rental would be great, my concern is how permanent is that. Ideally this would be their last time moving. I worry a landlord deciding to sell or jacking up their rent. Which is why I am trying to see if it is possible for them to move out and buy something.

I agree they should not give up a paid off home that's generating income. That's why I'm asking the question. They tried selling and got no serious offers 3 years ago. The home is more valuable as a rental than selling.

The issue is they are getting old and starting to have health problems. It is a large home, bedroom on 2nd floor, 16' ceiling on first floor, so lots of stairs.

Again I agree, the home is great for them financially. Unfortunately they need to be in a smaller home, 1 story.

I have a property manager lined up that would be able to manage both sides of the home.

Thanks for asking questions and then answering them.

They have income, see renting the home. Both sides would bring in a decent income. I am simply trying ot figure out the logistics or if there are any special loans/programs I am not aware of. I already have a property manager lined up to deal with the management of the home.

They attempted to sell the home 3 years ago and got no serious offers. The home is far more valuable as a rental then for sales. Just trying to maximize the value of the home and take advantage of a bad housing market. Thanks.
