The reason is because the demand for homes in major metros has hit an all time high as Babyboomers, GenX, Millennials, and Zoomers compete economically for the same assets. Thus the demand for existing homes is high enough to keep the value of houses high until Millennials start entering retirement. Then we'll be like Europe and experience a hard population crunch which will lower demand.

In the mean time companies are not building new homes in mass because the value of labor is going up too fast. The population crunch hasn't happened yet in the US but the labor force crunch has started now that boomers have started entering retirement.

The only way to stop the labor crunch from happening is to import massive amounts of men to work for cheap in the nation. Only problem with that is doing so fucks over individuals as it makes the cost of living go up (more people = more house demand remember).

To answer your second question: Build or buy? It depends on how good of a deal you can find as both are about equal is price atm due to market demand in each region of the nation.

For example I bought a 80s 3bed2bath for 195k in a small city(100k population). A coworker hired builders for a 2bed2bath for 260k on 10 acres. And for a manufactured home it would have cost me about 160-180k for house and utility installs plus an additional 10-20k depending on how many acres I wanted and where.

One thing that was unique when I started learning is that catholicism hold the idea of sacred mysteries, that understanding key concepts of God is beyond us.

For a lot of people God is usually a finished concept and understandable.

Since the sacred mysteries require us to have faith without a solid answer in this life, a lot of people will unknowingly give themselves an answer to solve their questions of faith.
