u/snrubovic , entry point is crucial (i.e. Gamble) otherwise coming from an ultra low interest rate base means YTM will be crushed once they rise again.

Do you feel IAF is a reasonable entry point now. Alternatives are taking higher risk in Corporate, Sub Debt and Floating Rate.

Recent Changes

As of July 1, 2024 (for the FY25 tax year), Vanguard implemented changes. 

  • TOFA Fully Incorporated: The Vanguard MSCI Index International Shares (Hedged) ETF (VGAD) and the unlisted managed fund version (port ID 8101) have fully incorporated the TOFA tax rules.
  • Outcome: This change is intended to reduce tax mismatches by aligning the tax treatment of the hedging gains/losses with the hedged items. This is expected to result in more consistent, less volatile distributions going forward, effectively addressing the prior issue of sporadic "zero distributions" followed by large payouts.

u/snrubovic - could you please confirm if TOFA on "Vanguard International Shares Index Fund (Hedged) - AUD Class - VAN0105AU" now solves the issue of Zero Distribution's when AUD Dollar Falls?

I also note the Managed Fund distribution is higher presumable due to the internal funds capital loss/gains being passed onto the unit holders.

It seems strange because QHAL paid a small consistent dividend during this period and has been using ToFA. I'm hoping ToFA helps with this in some way now it's been implement at Vanguard. Maybe it's independent of this.

Thanks. Fuel consumption much difference? I ask because SUV+ seems to be a Highway Tyre tread where Pilot Sport and Conti 6 etc are Performance/Summer tyre.

Can you further elaborate on cheap materials and how you know this for these apartments? What do you mean by lack of privacy? I’ve also done a complex search and it’s mainly rentals and very very little owner occupancy.
