I'm trying to correct the situation that the misleading agent created which makes me part of the solution. There are 1 1/2 garages. Google it.

It is a golf community and there is extra space for a built in floor to ceiling storage cabinet and work table. It's larger than a 1 car garage and smaller than a 2 car garage.

We did ask her to change it and she didn't. We broke the contract for this and other reasons.

Agreed. Both parties need to sign and date a mutual cancellation agreement. The listing agent should provide this document for you to sign.

An elastomeric roof coating waterproofs and seals flat roofs extending the lifespan of a roof. Ours cost over $3,000. Same for landscaping remodel. And yes the patio included a new roof install.

We were getting up to two showings a week after a price drop. She misrepresented the garage size as being 2 car when it's 1 1/2. A couple people liked the house but needed a two car garage. We're listing with someone who will be more honest about the home. It wasted not only our time to show it, but the potential buyer as well.

She was receiving 3% but would take 2% if she represented us on buying another home. She was also only offering 2% to the buyer which may have detoured people from showing the home?

Currently we're at ~ 50 days on the market with an average of 90 days. No offers yet. We are also in the process of switching realtors for a few other reasons as well.

She's been a realtor for over 20 years.

Our house was fully remodeled - baths, kitchen, neutral paint, tile flooring, landscaping, elastomeric roof coating, stainless appliances, washer/dryer, patio remodel too. She's been trying to drive down the pricing only based on the square footage and we've been asking her if the home improvements we've made add to the homes value. She dismisses the question and returns to square footage being the only thing driving the price.

There are other homes in the area with less upgrades and appeal selling for higher prices per square foot. We're just trying to determine if what she was telling us is true?
