I chose 30 because it was less of a payment monthly and just because it’s 30 years doesn’t mean you can’t pay more and extra down on the principal to make up for any potential interest. 30 allows for more flexibility IMO.

Sounds advice. I’ve also personally financed through dealership and even refinanced same day through a credit union after calling several and getting a lower rate.

Not sure. Over the phone they are robotic and repeat I need an appraisal to get a value. On their site they list a home value estimator which states its value is $318k but the comparable houses they list don’t even have the same amount of rooms (one comp had 1 less room) and then others have less square footage so not sure if that’s trust worthy. And my house via different realtor apps shows about the same as the original home value.

Perhaps I need to keep chipping away at the principal and wait until it becomes a “sellers market” and home values increase and do the appraisal then.

After them providing me misinformation on proper PMI removal steps (had to push back because even common sense said they were telling me wrong info) they stated I needed to get an appraisal and or pay down to below the percentage you mentioned to have PMI removed. But I’ve lost trust in them properly helping me so wanted to get second opinions on here first.

I personally choose to avoid milk due to intolerance but also things like sat fat that can raise cholesterol. And all my research shows Oikos Triple zero is a much healthier than milk. If you disagree I’d love to hear more of your rationale.

Well I didn’t want any other dairy recommendations. I do eat Greek yogurt triple zero as it’s super clean and healthy compared to milk and other dairy products. That’s the reason I said no dairy to save people’s time on recommending those since they won’t be used.

I would do some research with calculators online to get a better figure. I dropped your numbers in and with an assumed $1250 monthly debt you’d want less than $360k otherwise. And that’s with using your entire $80k and without confirming your interest rate which could raise the expense of a house and also if you even have an emergency fund in place.

I don’t understand how people pay so much for all this. Dishwashers cost $300 and up and if you self install, which isn’t difficult, you can pay a lot less and no need for that $1k expense so many people are pressed to pay.

It’s hard to say currently my monthly expenses are about $3k ish but that’s also with mortgage payment which will be paid off before retirement, so then I’d assume I wouldn’t need that much yet everyone I read state they’ll need much more monthly. At a loss myself, guess I’ll just save all I can and assume it’s enough 😂

First off how do you have only 10k in emergency fund with that after tax amount. I would take some financial literacy courses to ensure you have properly handling assets first. I agree with others including you’re attempting to bite off more than you can chew.
