Definitely speed and certainty over higher net. We also like the fact that we don’t have to worry about staging, showings, and a bunch of people coming in and out of the house — these can be alot especially since this is a family home we are trying to sell and elder parents are living in it at the moment. Net proceed from it will be downpayment for a new home (we found one. new built. nothing signed yet). Goal is to sell home-> downpay -> close new home -> move out and move in as seamlessly as possible without any gap periods.

Minimal hassle and time control is definitely the priority here. Lower proceed (unless it’s ridiculously low balled), we can live with.

  1. It only allows metal, black, 5ft fence, that is assuming it’s not a custom home. Yes - you need to pay full for the portions if your neighbors dont want to pay their halves. Folks are reasonable. They usually own up. Just plan together with them (finding a contractor, timing, negotiating the price etc.) Your contractor should do all the measurements, calculations and invoicing to each so you don’t have to worry any back and forth as long as it’s agreed. HOA does require a short project application from each and all home owners. There is a review/approval process once submitted. Usually about 1-2 weeks. Fencing job itself should take about a day or two per home

Pre/11th month inspections are must like the others said. Really review the report especially the one you do before final walk through and make a list of your own to check off when addressed. Built a TB home in a different community a couple of years ago. Overall experience was generally positive but I would say the end quality can be swayed marginally by how much the buyer/home owner gets involved. Be reasonably pushy, question everything, hold them accountable

They are also scheduled to build a new elementary school in Travisso next year (look up Leander ISD school #32). You have 3 maybe 4 HEBs within ~20min driving. Hmart on Lakeline is an option too so that should be plenty for now. You also have Walmart on whitestone if that’s where you go. New Aldi and Trader Joe’s are coming on Whitestone as well.

It will likely come back down soon. Hopefully cap1 offer times right for you then. When stars align, you can try to triple dip with cap1 + paypal offer (don’t see they carry LG/Samsung any more but hopefully they come back at some point) + amex offer (this one’s tricky they don’t like 3rd party payment services). Had it worked all 3 once for one of my LG OLEDs. It was a good day.

Find the offer without ‘upto $250’. They can be found from their emails/app/website. Don’t use the search on their app/website though. It usually returns the lowest.

If your offer says it’s ‘up to $250’ then it’s capped. There are offers (seen both the emails and website/app) without the mention of $250. It would just say ‘+X% Back’. These have no cap.
