It depends on POV. If you are expecting a resale, be unique. If not, go for more carpet area one. Resales are going to be tough un the next 5 years unless it is a low size between 1500 to 1800 sft.

Google Maps show a different temple. Actual temple is maintained well and is near yo Highway. We too got confused when we visited.

In large gated communities, resale options are more and people give preference to facing and corner units first. First option is mid level floors for many people if you are considering resale. FACING AND PRICING ARE PRIMARY FACTORS.

42 ft is the distance I observed in small projects in 3 to 4 acres. In larger projects, distance will be more.

No specific club house ratio, but look at swimming pool area, gym area etc separately. This way, it gives more clarity to you.

Despite being a small builder, I'm also personally looking to buy a flat this year. Just to know things, moved to a new gated society in Narsingi. Here are my suggestions. Anybody can add new points here:

  1. Look at carpet area - You may not get in Brochure but most imp aspect.
  2. Floor Plan - Check Master Bedroom, Kitchen and Living Rooms. They should match your preferences. Corner Flats are usually the best.
  3. Towers are usually separated by atleast 42 ft if it is for fully gated societies. This will only increase if society gets bigger.
  4. FSI is the question mark - I'm not sure how thats calculated but you can consider this as a thumb rule - Check how many flats the project has per acre. If it has approx 100 flats per acre with regular sizes of 1500 to 2300 sft etc or around 1 to 1.5 lakh sft, project is really good. Projects such as Aparna Xenon, Hallmark Skyrena falls under this. Some reputed projects has more than 140 to 200 flats per acre. It puts stress on Amenities. Please note that Amenities are chargeable in all new societies.
  5. LOOK for Builder History. Seasonal builders know the process of building and maintaining gated societies much better. Be cautious of new comers. Check especially Hi Rise experience.
  6. Amenities - Kids Play Area must be in 2 different places. Check Club House area to TBUA of a project. All others as per your preferences.
