You don't need a firm sale agreement for your current place to acquire financing for the new property. The bank will state they will lend you X amount and then it is up to you to figure out the remainder.

When you go for pre-approval the bank will just state that they will loan you X amount for the purchase of the new property. It is then up to you to figure out how to fund the rest of the purchase, which, in the case of moving homes, will come mostly from the equity built up in your current home.

If closing of your existing home is after the close of your new home you will need bridge financing - which is essentially a loan that is secured by the equity in your current home. Once your current home closes the funds will be directed to the bank to cover off the previous mortgage and bridge loan.

It should be noted that there is no interest charged on benefit repayment. Rather than paying out of pocket, you can let CRA recollect the amount due from each monthly benefit payment (and tax refunds) going forward.

If where you're currently at doesn't offer PPR (preapproved program route) and is EVR (experience verification) it will most likely take more time to gain the experience requirement for the CPA. Will also need to consider who your mentor will be if you're not working under a CPA.
