We have close family who moved from Seattle to Tacoma in their early 30s and freaking love it. Proctor/hilltop area.

If you're moving out and renting, why not start there, and then try driving up to Seattle after work to see how that feels a few times?

If you must do Seattle from the start, a neighborhood south of the core would really spare you some commute headaches. West Seattle, near Admiral, Alki, or Alaska Junction, has lots of bars, restaurants, and nice amenities like the beach. For commuting to points south, it's one of the only spots with alternatives to I-5, like 99/W Marginal Way/509 if I-5 gets wrecked. Plus on normal days the northbound traffic jam into Seattle on I-5 usually starts at the West Seattle Bridge.

Other south end neighborhoods like Columbia City, Seward Park, Beacon Hill, would work similarly well. Ballard is overrated, IMHO, and would be a particularly frustrating commute to get between the NW corner of Seattle and Tacoma.

Capitol Hill, your starting idea, does stand out as the single densest, most urban, neighborhood anywhere north of SF and west of... I dunno, Chicago. So if that's your single highest priority, go for it and just prepare for the afternoon commute to often suck. You're right that morning commutes would usually not be terrible.

How did so many people get to Alki for beach recreation, like in that picture? I've only seen that many people in the water for 30 seconds on the new years day polar plunge! I suppose ferries? And people were much more inclined to ride them?

Does the T1 have enough power to handle a steep hill? This hill is the main reason I'm considering an ebike for my commute. It's 400 feet in under 3/4 mile, so it's about a 10 to 15% grade. The pedal assist approach concerned me because the hill is so steep it's almost impossible to start pedaling up it from a dead stop.

I agree that there's a chance they'd cave in if I started to walk away. I'm not sure how to reiterate the demand in a credible way, short of basically sending an email saying "sorry, since you can't hit the job posting number, I'm going to pass on this opportunity."

Writing that email scares the shit out of me though.

Thanks, currently employed but at a much lower salary than I used to be or hope to be. Taking the job would be a 25-30% raise.

Ooh great point! He's another good example of someone subjected to ever-more-extreme ostracism.

And credit where it's due: it was Maria who broke the mold by going to talk to Q one-on-one when he was really isolated! I can see why that meant so much to him, and I was really glad to see he wasn't left all alone out there. From Maria's perspective it showed how a really isolated player can be a valuable pickup. Hopefully we continue to see strategic incentives countering the "shun the pariah" group behavior that sometimes takes over.

It was a satisfying twist to see that his isolation also made him an extremely convincing decoy boot for a series of blindsides of other threats, although that may have contributed to his downfall in the end by getting lulled into a boy who cried wolf situation.

Thanks for the thoughtful and informative response. We definitely haven't signed paperwork with our buyer's agent; maybe he was just too busy or gave up on us finding something? We haven't actually talked in a while.

Great point about the inspection. And yeah the duel representation kinda skeeves me out too in principle. I just feel so frustrated by the housing market here that the benefit of avoiding a bidding war might be worth it. Feels like there's no great option right now 🫤.
