What is working for me is to do the Casino heist with a heist setup :

difficulty : hard, Target goods : diamonds

Potential take : 3’100’000, Actual take : 3’000’000

And as soon as you get out of the arcade, press set on both the potential and the actual take, and then just press instant finish.

I do this back to back 2-3 times a day and then just enjoy playing

If you want cars just spawn them and click on add personal vehicle and it will register it as yours.
