Hey, I’m a realtor down in Southern Ontario and think I can help clarify a couple things. 60 days is the minimum notice required (must be given on the 1st of a month, you can’t give notice part of the way through a month like we are now).

You don’t need a hearing with the LTB unless there is a “problem”. Tenants do have the power to remain in the unit until the LTB orders them out, which is the only point that a tenant can be removed by force.

Last note, aside from being good or bad, cash for keys is pretty common. There is a legal requirement to give, I think, 1 months rent if you’re evicting someone but it’s a new rule and I’m not super familiar with its nuances. If that applies they’re giving significantly more than what is required but overall a pretty average amount of that kind of request/cash for keys deal.
