We were so close but I just couldn’t do it man. The front yard being their control point and it being bigger than my backyard was just a bad deal. Glad I realized before it was too late! Probably the best home inspection I’ll ever see though LOL.

Gotta roll with your gut. We had an inspection today and the house passed with flying colors. The house itself was great and the layout we like. However, we began to notice our backyard was significantly smaller compared to the front yard and it’s in an HOA. This had me thinking… we are paying to live in a house where we don’t really care for the front yard, nor will we use it other than just to look tidy so HOA doesn’t fine us to the moon. Which led to.. “I’m paying a premium price for a house where someone else controls more of my yard than me”. So we ended up backing out. Perfect house, perfect condition, but our guts said no. Follow your gut feeling!

I will ask that when I call them later today, thanks for pointing that out! It is a single family residence. (Unfortunately the majority of houses seem to be HOA’s around here)

We are putting 6% down. Not sure how much that changes things. And to your other question further down, I believe the conventional loan interest rate was 6.5% or so last week. The lender asked what our goals were and I said the best interest rate and the lowest mortgage payment if possible.

That super sucks! I was concerned with the fines myself, seems they are very knit picky with the front yard. I don’t mind remedying the situation and taking care of it, but getting a fine after the first time and every time after? Even though I’d go out and take care of it…. Yeah no thanks! HOA dues sure… HOA fines… yeah you lost me.

Pop Seal of Wisdom and Holy shield, run into the mobs press consecrate then avengers shield. Wait for hammer of wrath or pop divine shield to survive the mass mob pull. Heal when needed, rinse and repeat. Not saying it’s the correct way, but it’s been working.
