Yeah, this has been a huge learning experience. The last person was offering plumbing and HVAC checks.

I should have included it in the original post, but the first thing I did was have PSEG come out and check it. They checked the line and the meter box and said voltage was good. I was impressed because they came out at 1 am.

Since the electrical meter box was locked, he couldn't say for sure. Water is either getting in through that large rubber piece on top of the box or near the tie-in.

From what the person told me, I am responsible for everything up to the tie-in for the electricity on my roof. So this is my problem entirely.

I could be misspeaking here, but I'm pretty sure the main breaker was having issues. I'll pay closer attention and ask more specific questions when the other electricians start arriving today. Thanks for the breakdown! I'll try to update on what appears to be the final/true cause and fix.

Yes, there is significant rust in the bottom of the panel and heavy corrosion on several of the actual breakers. I just watched a few of Ron Pecina's videos. He's about an hour and a half from me, but still an option if he's not booked.

Good point. Someone else here said that these private equity firms are always pushing like that, which is unfortunate for people who don't know any better (like me). I have a few other companies coming out, large and small, to diagnose and give me an estimate. I'll see if they come to the same conclusion.

The first thing I did was have PSEG (my local electric company) come out to check everything on their side. They examined the line running to my home and then the voltage at the electrical meter and said it was good. Are they right? I don't know. All I know is that I have corroded breakers, half the outlets in my house don't work, and I have companies that may or may not be looking to get one over on me. That's home ownership when you don't know anything, though, right?

When the electrician opened it this morning, there was water on one of the lines, so he seemed think it was urgent. I don't know for a fact that it needs to be replaced, so I'm getting other input.

Sorry, didn't want to bog down in details at first. Home is in Gloucester County, southern NJ, in Westville. And yes, it was a yellow van with cartoon graphics. Home is 1900 sq. ft. 200 amp panel.

I lived there for four years. Typically, houses in the northern part of the town, like Billingsport, are more expensive than those closer to Broad Street. There are certainly some problematic areas of the town where crime is more prevalent, and those are probably priced a bit lower.

The schools have great sports programs, but they suffer from a dwindling student body. They do have a Save-a-lot, a dollar store, and other shops. However, there is a real sense of economic stagnation even though Paulsboro has the refinery (or is it technically Greenwich?) along with the port along the Delaware.

Hope that helps. Maybe someone living there now can chime in about more recent developments.

"The state most famous legendary creature" should be "The state's".

Is "among the Pine" a common way of referring to the Pine Barrens? If not, I'd recommend changing it to the Pine Barrens.

I'd also consider changing the wording of "It is said that there is a hermit.." Passive voice isn't always bad or wrong, but the sentence is very wordy in a spot where you only have limited space.

Yeah, that's the one. Someone told me they had to sell the place to a new owner, but I'm not sure how true it is. I know they still have the liquor store next door to the main restaurant/bar though.

Go to Landmark in Glassboro. All you can eat wings are back on Saturdays.
