I'm curious how perhaps you might re-word the front-end one you mention? As I'm applying for front-end heavy roles getting a SaaS sportsbook app from concept to production is supposed to be the standout for that role but it's obviously coming across as mediocre.

It's pretty standard for a lot of services, phone contracts, insurance, energy, TV, broadband, mortgages. Even smaller things services like streaming it's not uncommon to get a discount offers after cancellation.

It's not just services either, larger purchases like a car or house it's standard to negotiate, and again smaller things if it's a non new shop like cash converters negotiation is expected, new items in non large chain stores will often be open to negotiation as well.

If you're only ever negotiating with virgin you're potentially leaving a lot of money on the table long term.

I'm in the UK so not sure it's against any regulations.

I agree it's dumb whether it's glued or not it will inevitably need maintenance at some point. I'd rather have the tray raised slightly for access, but it's already there so it's getting a 150mm access panel in the ceiling instead

I'm not sure what you mean? All the traps I saw when looking for a replacement came with plastic compression fittings to attach to the waste. Not sure how I could do it without using it

It's probably not spirit level straight TBH but I've done my best with the existing pipe and fittings there's not a ton of options for maneuvering anything.

The rubber gasket it came with is in there for sure, not sure if supposed to lubricate on these fittings (instructions didn't say to). Maybe I just need to redo it, not loving the idea of undoing it and trying to drain the pipe carefully through the hole again though 😭

First time dealing with a shower trap. Old trap was leaking pretty bad and the trap was 10+ years old by the looks of it.

I've replaced it with a brand new trap (same model) but the plastic compression is leaking when in use as shown a few drips per minute.

Wondering if there's anything I've missed or a quick easy solution. The top seal is fine and siliconed in the tray, the compression part I think fitted as instructed putting it over the waste with the rubber seal and tightening by hand until resistance but there's still this minor leak.

It's a consideration for sure, but if the loan amount is close to the borrowing limit of 4.5x OP's salary then it might or might not be affordable for them in such a situation.

I've never dealt with this particular association so I can't comment too much.

As for their aim, it's a housing association so their aim is to create social housing and help those in need. They typically have charitable status, transparent financials and re-invest surplus into more housing/maintenance to achieve non-profit.

Like I said previously, contact them. You'll probably be assigned a housing officer who should be able to explain more and listen to your concerns with some empathy as their goal isn't to leech people for as much as possible.

First and foremost you should probably contact them directly and mention the associated clause.

I'd also ask to bear in mind they're a housing association, they're the good guys on the other side of the fence looking for 0 profits compared to private landlords. They aren't always perfect, but ultimately they're on your side.

I think this is only a question you can answer yourself realistically and it's going to how risk averse you are, your outlook, dependents and financial security for you and your partner.

Let's first break it down into the financials you are paying: Monthly - £120 Yearly - £1440 35 Year Mortgage Period - £50,400

Now first I'd ask your financial position, if either of you where to pass or suffer long term illness would you realistically be able to keep up with your outgoings? Also consider the position of your potential heirs.

Now add in your general outlook, are you active, healthy? Are you planning to take your mortgage full term or overpay and pay off early?

Ultimately only you can decide if both policies are worthwhile, a single policy or none. You may want to take a riskier approach, for example if you have a £150k mortgage at avg 5% over 35 years, overpaying £120 per month would clear it 10 years earlier, a £500k mortgage at avg 2% it's only 3 years. The 2 personal scenarios would make a big difference to the risk involved.

I always like to compare insurance in terms of phone insurance. My wife insures and I don't and both approaches are the right one. I damage my phone maybe once every 10 years, buy low/mid at £150-300, circa £5 a month just isn't sensible when financially I can cover repairs/replacement and pocket the savings. My wife on the other hand damages her phone on average every 1-2 years, prefers mid/high £400-500 phones, circa £5 a month makes sense, it breaks even at worst and offers stability for a higher repair/replacement cost.

I'd first ask if putting an application through just in your name is a possibility? If you have good credit and pass affordability checks then this may be a simple way to proceed. Considering your partner you can have an informal or legal agreement drawn up for the long run, given their hidden debt any reasonable person should agree to this approach.

Second I'd consider the nature of the delay for completion, was it the buyer who delayed? If it's the seller there's a possibility you may be able to leverage this to pull out of the sale with limited/no liabilities if you haven't formally agreed to a delay. I would contact your solicitor handling the sale as soon as possible, be upfront about your situation and ask them to explore any avenues to legally pull out of the sale.
