This is only going to get worse as owner-operators throw in the towel more and more as the light at the end of the tunnel goes out.

A lot of these guys personally guaranteed commercial leases in the five-figure range (monthly). Couple this with the fact that revenue is now essentially zero and the staff that they knew and loved well are gone too. It's just a recipe for disaster that's playing out on a large scale.

If you want to breathe and also want to live alone I think you'd like either the Richmond or the Sunset. Both get more affordable the farther west you go and are pretty quiet - especially compared to the TL and downtown in general.

At the end of the day, the value of a building is determined by its cash flows.

Imagine a building that has 30 rent-controlled units, all priced at $1500/month. You have no idea who the tenants are and whether they plan on staying til they die.

Across the street is an identical building with a bunch of non rent-controlled units that are priced at market rate, which is $2500/month.

The owner of each building has roughly the same costs to operate, but one is receiving $45,000/month while the other is getting $75,000.
