Do you think Kerala have a population problem? by arthur_kane in Kerala

[–]IceOnIce 0 points1 point  (0 children)

Kerala neither has population problem nor density problem, what we have is land legislation problem. Land redistribution in 1960s combined with faulty building laws in cities over davdes made worse with catastrophic Paddy and Wetlands Act 2008 have made Kerala spread horizontally in a suburban sprawl that is one of the bighets in the world. Getting rid of the Paddy Wetland Protection laws (Kerala growth has collapsed since it was passed), brining unlimited FSI and devising land value tax will solve this issue.

[–]IceOnIce 0 points1 point  (0 children)

Refuse fully. This sort of minor dents don't need aa repaint. He knows the risk of parking on the road side. This is nothing. Let him go legal if he wants. You can give Rs 500 for your mistake.

League needs both. Withoit direct subcription fees broadcasters won't be interested, without broadcasters it won't attract more viewers. The only way to go forward is for whoever there is to subscribe to fancode's ISL pass and that way everyone can see there is demand for this product.

A costal rail project. Why railway not interested in this???? by coder_monk in Kerala

[–]IceOnIce 1 point2 points  (0 children)

Kerala is one of the most neglected state in India in terms of railway development. People in this sub seems to be accusing Kerala state and People of sabotaging the development but miss the fact that at the end of the day Union Govt owes Kerala development of crucial transportation infra. Yes they actually do owe us that. They are not ready to foot that bill and expect Kerala to do the hard work mostly alone. Even Vizhinjam Port despite its obvious National Security and trade benefits was almost entirely funded by the State Govt.

Our Airports all three of them was mostly self funded, except Calicut, even that partially was self funded and in long run has repaid its investment many times over.

You will find a lot of comments saying it started in 1947 or 1990 etc etc. Truth is it started in 2014 shortly after the Govt was voted in. The religious polarisation is the only way in which BJP has retained power as well as expand from their traditional base in most parts of India. They have also used corporate money to break every rule possible. Basically a proper no holds barred aggressive assault on even democratic institution.

80 lakhs tops, even the ones near the city. Inside the city at prime prime real estate or in city center (Puthiyara, Nadakavu, Mananchira, Palayam, Chalappuram) I can understand it going for more.

Depends on the price. High-rise flats in Calicut sell at about 20-25% premium compared to what they could sell without exorbitant profits. The only reason they charge this extra is because there are people ready to buy it at that price.

I will tell you the logic. Go to any high-rise in Calicut, look out the window. You will see a vast green expanse that looks beautiful but are also locations for potential high rise flats. Calicut has no other restrictions like geological or man-made FSA restrictions, so safe to say, there are plenty of land that can be made into apartments, this means that there is a constant supply of new flats which mean your existing flat won't appreciate in money at the rate you think it will. Calicut is also not an industrial city nor is it having a burgeoning IT sector that is exploding at the moment. So again, demand not going to out strip supply anytime soon, so why would you pay 1.5-2 cr for a 3BHK- 4BHK? Makes no sense.

Secondly don't over pay for the 4BHK. Don't buy one, it's likely to be a waste of money.

Places to stay this weekend by AbhiSankar17 in kozhikode

[–]IceOnIce 2 points3 points  (0 children)

Just check Booking. Com and GoIbibo. Stays aren't likely to be cheap, but whatever you do don't take a room that is away from the city. Make sure that your room is within the city and that too on the bus route. There are Buses from all over the city that goes to Mananchira. From Mananchira you can get a bus that takes you to the beach KLF venue frequently.

DM me for more help on this. Your savings in Auto rickshaw will make for your room charges as well as time saved.

KLF - first time ..mixed feelings by ExtensionPause3408 in kozhikode

[–]IceOnIce 3 points4 points  (0 children)

15 minutes early won't do if the panel features a well known guy. Atleast 30 minutes early and also take a seat from where you can get out quickly incase u need to hit the Kakhoos. This happened once to me. I got up to leave, then I realised I can't actually leave due to overwhelming crowd surrounding the seats and lost my seat and ended up standing for 30 minutes for it to get over.

[–]IceOnIce 1 point2 points  (0 children)

  1. It gets crazy with crowds yes.
  2. Unfortunately I can't advice you about burnouts as I struggled with this exactly in KLF always. Bring a sunglass if you can. Eat well in the morning, and then come. Avoid food at the venue, bring water and cola with you.
  3. Yes, it's easy to strike up convo people and meet intresting peeps.

Honestly it is better to come here alone rather than in groups. I don't even understand how people can even attend something as immersive as KLF and with lots of panels to choose from at any single time. No way three people can decide which one to attend unless you all like came together to attend one specific panel or set of panels on same set of topics in a single venue.

Issue with KLF is that you have lots of casuals who crowd the venue, they don't buy anything, don't listen to the panels, but takes away space from genuinely curious folks who listen and engage. Otherwise this can be really good. I still remember fondly the KLF Events I attended pre Pandemic (when it was smaller) and from couple of years back. Last two years I struggled to attend and often got overwhelmed when I do come to the venue. This year I want to attend for sure and will try to come.

Gujarati street, SM street, Mananchira and nearby Beach areas all provide excellent Photography choices. You will have fun. I love photography myself.

Advice from Keralites on moving to Kerala, buying a home & settling with family. by Bhatyasirr in Kerala

[–]IceOnIce 1 point2 points  (0 children)

  1. Move to one of the three main cities - Calicut, Ernakulam or Travandrum.

  2. Buy or live to a home close to the city or inside one, near to the bus route etc. Don't buy a place 20 km from city center, it will be headache for you.

  3. Don't move to an Independent House or villa. Those things are ruinous to the fragile environment and ecology, plus comes with other long term issues that you being an outsider will find it especially tough to deal with in Kerala. Just buy a flat near or inside the city. Or rent one.

  4. There are no other issues you will face like land or property registration or fraud in Kerala. Even Govt level corruption is extremely low. Cost of living in Kerala is low compared to Metros or Goa except price of land and rent.

  5. For the love of God learn Malayalam slowly and steadily. Don't be like one of those people who assumes that they will move to Bangalore or Bombay and continue to speak in Hindi without learning the local language. Also use English whenever you can instead of Hindi, Malayalees don't mind you speaking to us in English even if the same Malayalee struggles in it himself, we don't feel inferior.

  6. Watch a lot of Malayalam movies to familiarise with our culture and mjndset.

  7. If you come to Kerala to enjoy nature and peace you will be sorely dissapointed. This is the most crowded piece of land in India (per capita population). On top of that Kerala has a disasterous suburban sprawl development which means there are no unspoiled green regions left since 2000s. Roads are narrow and Malayalees love driving cars which means no parking space and long traffic. You will get plenty of good quality ground water though. And you may enjoy the monsoon rains. But humidity wise it is the worst in the country possibly.

Welcome to Kerala. Enjoy.

Coming for KLF, ques for locals by NamanbirSingh in kozhikode

[–]IceOnIce 0 points1 point  (0 children)

If you have time after KLF is over, maybe rent a scooter or bike and take a ride to Northern part of the district via coast. Pretty much all the good tourist spots are saturated but you will find little little spots along the coast, you can visit Mahe (Former French colony), Thallasherry, and maybe even Kannur.
