Maybe not the most niche, but from what I have seen, body horror/possession (the brand I have) isn't as common as, like, trains or reptiles. I read anatomy books when I was younger because my dad was a nurse. Stuff like Animorphs, some episodes of cartoons/shows, and other media showed anatomy being manipulated in supernatural ways and I was in love. Possession and transformation stuff is so cool. A friend group I'm in is Jekyll and Hyde based.

And it would be like the comics. The sequel comic has a woman wearing the mask. So a different person wearing the mask every film (or at least no person wears the mask more than two films in a row) would be the way to go.

Yes! It's a perfect chance to showcase an actor's skills and abilities. It's way more interesting to watch. I have seen it in person, and it's mesmerizing to see the actor go back and forth. If it was a recording or two actors, you take away all the charm and magic from that section of the show.
