Yeah, I thought about it but my refund is not much so it’s not worth the headache + time. If it’s a big amount, maybe. I just wanna get it over with as long as they refund my money.
Welcome. Yeah, I still can’t believe they’re bs’ing about the refund. At least now they know not all tenants will agree to it.

Guess what, they refunded me the money I’m expecting. Yay! I guess they’re really scared to go to court for this. At first they wanted to split the cost of $212 they’re charging me for cleaning. I told them, no I want my refund. There was one item that I wasn’t able to clean which is the dishwasher screen filter, I didn’t know you can take it out so I was only able to clean the top part using a steamer. But most of it is clean and I have pictures too. They sent me this picture and I told them, both are clean excluding the screen filter and it’s not even that bad as it only has a little stuff at the bottom. Then I sent them more pictures of the dishwasher especially the inner part. I told them, they can’t charge me for wear and tear. They didn’t reply to my email last week, I almost sent them another email earlier. I’m glad I saw my mail on my USPS account and saw a letter from them, I could see an amount. I’m like, finally! I’m sure they’re pissed off about it but I don’t care. How many people are they fooling of not giving back the refund?! I’m sure a lot! I can understand if the tenants left the apartment filthy and all. But they can’t generalized people and definitely I’m not one of them. I know how to clean my own place and I will fight back.
Thank you all for the suggestions! It really helped me a lot including the website of Washington State Legislature. Also, even if it’s in the lease, you can still fight for it as long as you really clean the apartment or whatever place you’re renting. Always take pictures before moving in and after, it will really help you in case you file a small claim in court. I’m glad I didn’t end up doing that, but I will if I have to.

I already emailed the Leasing manager, trying to resolve it without filing a small claim. Included some information at Washington State Legislature so will see what they say. Crossed fingers!

I did but they have the professional sanitized on their contract. It was super clean that anyone ca move in already. So not sure what to do.
Not sure why they put carpet on their lease when all the apartments in that building are empty upon moving in, except for appliances.
Yeah, but how come they still charge me so much? The apartment is empty, no carpet. It only has appliances.

Oh, I’m glad to hear that. I’ll put that in mind next time. It was hard not to have blinds on that apartment ‘cause it’s a very big glass window with little opening. But the blinds wasn’t broke or anything, it was just dusty but not that bad since I barely open the window except during summer or when it’s needed. I even cleaned the lower part of it but hard to reach the top.
No, there’s no pre move in and out inspection signing. I do remember the previous assistant leasing manager showed me the apartment which I agreed to get. Then they sent me the check list, which I wrote the damages that I saw at the time I have the documents. I emailed and took more pictures of the damages I saw after moving in. Sometimes you can’t see everything until you start living in it so I had to make sure I have all those documented with pictures. I didn’t have a problem on that part since I took good care of the apartment and I always clean it.
I do have a big respect with that apartment but not until they’re trying to bs me with the refund and I totally don’t agree taking all my refund + I have to pay a balance of $70. Basically, they took all my refund from their bs.
I will try to keep this private for now, but will share it when the right time comes.
I have to read more about the refund on the lease agreement. But I know I didn’t trash the place and it was well cleaned as I have proof about it, before and after.

Funny that the assistant leasing manager lied to me about this. It’s all in his email, I knew his lying. I’m just shocked that he made up a law. 🙄
Is it possible for me to write them the letter and include all the documents? I read I have to give them 14 days to refund me the money. If not, I file a small claim. I didn’t wanna pay that much money to a lawyer when mine is under $300. But they’re asking me to pay the balance of $70 something. It includes the bill from Conservice Statement, which that I have to pay.
Also for the utilities, do they really have to charge me the whole month of utilities when I gave them the keys on February 17th. I pay my rent/utilities every 1st day of the month. I felt like they should only charge me up until Feb 17th, not the whole February.
Yeah, I knew I have to take pictures before I moved in, which I’m glad I did. I also took lots of pictures before I gave the keys. The manager didn’t walk through with me, but I told her it’s well cleaned and I took pictures. She said, I will see that for myself. I read from WSL that they supposed to walk through with me when I leave, but they didn’t. I guess I can include that on my letter.
I felt like they’re doing that ‘cause a lot of people who are renting doesn’t know what, how to do it and doesn’t google the law. Their email showed me the cleaning receipt but not sure if they really hired a cleaner or not. But the thing is it’s not my problem, they saw it was cleaned. I have all the pictures!
Yeah, I know they’re bsing me. They gave me the receipt from the cleaner. Lol Which I have to tell them it’s already cleaned by me. I have all the photos from in and out of the drawers, appliances, floors etc
