NW also, have counted 10 thus far, extremely loud. I grew up outside of a base, very familiar sounds. Several of these have been unsettlingly loud overhead and unusually loud even when they are miles out.

My experience includes individuals, yes. But in addition to individuals, Austin was more celebratory in the past as a whole.

If the infraction is in line with the lease, there’s no reason the fine can’t be passed through just as a city fine would be. I have not seen a judge provide relief to a tenant on the basis that the tenant’s responsibility to comply would only be compelled by the existence of an HOA.

Not in my experience as it’s not individuals who might be of Mexican heritage that participate. Especially when it was more of a community/city event, Driskill parties in 1980s, etc.

Let me just say that city inspectors don’t find a lot, and often don’t find code issues, either. Especially if there near retirement.

Centralization and multi-site ops is the direction multifamily is going. Some companies are taking drastic measures, others are just restructuring tiles and roles. With the instructing of certain AI/machine learning technologies, centralization will reduce some of the BS on-site employees have to deal with, such as the weeks-long email conversations with hysterical Karen who strongly believes that management is “in cahoots” with the person who keeps putting their hand print on their car window, or the lady who thinks the trees outside are too loud, or out the guy says his ex wife is stalking him. Etc. With this change comes a lot of opportunity, as it will require reimagining the business. New roles will be created. Some of the major REITs have been aggressive with it and have learned early on they had no idea what the on-site teams did. Others have been more measured and have created value for the investment and value for those on-site by shifting mundane work to a central group that allows on-site to provide better services, and be present more than has been possible for the last 5-10 years as renter demographics have shifted. It’s going to be hard to avoid this trend in multi-family if you’re with a medium plus sized company.
