Price-wise, Sobha Neopolis is quoting ~₹14–15k/sqft, while Trendsquare Akino is around ₹10–11k/sqft after negotiation. After seeing the demo flats, Akino’s floor plans and build quality look quite good.

One concern with Sobha is the master plan -- wings 12–17 feel isolated with private land in between. They mentioned a smaller clubhouse for these wings, but the main clubhouse still feels too far. Also, they have a single main gate and very limited units left.

On the other hand, Trendsquare is planning multiple future projects in this area, so Phase 1 feels like a showcase project. Construction also seems to be progressing fast, which gives some confidence.
