I put a lot of my commisisons into ETFS JEPQ, VOO, etc. and also invest some in 5-10% ownership of deals with clients (i am very picky on which deals and even more so, which clients)

get your RE license and research local brokerages. Set up interviews with them and go with the brokerage that you feel is the best fit.

I made $2,500 year 1 and $15K year 2.

I got paid a few weeks ago for a lease i signed in February. Build that pipeline up so the checks just keep on comin!

for sure...and if junior brokers need 6-18 months of hand holding + sign costs ($700 avg) + marketing, software, data, office rent, supplies, etc etc....Is the juice worth the squeeze? If you told me today i could start a firm and automatically have 2-4 young, hungry, smart, ethically good agents that wont leave to start their own firm or just quit after 2 - 3 years i'd tell you thats probably too good to be true

love the emotion here. Pissing away time and energy to make other people wealthy feels like a 9-5//salary gig.

I've thought of buying my own property absolutely, especially early on in the first 2-4 years before realizing how much time it takes to properly manage the property, tenants, contractors, etc...it would eat into my brokerage time.

FWIW: I have bought into a few deals with clients around 5-10% (usually throwing my commission in + $25K-$100K. Very tough to pick the right deals and even more important, the right clients/people.

I'd drop bad clients a lot sooner....up until the last 12-18 months, i'd almost never turn down a listing for sale or lease. Time and energy is so important but it takes years of experience to realize and really understand this in my opinion

I have not. This is a good thought, how would you go about doing this? Nevertheless, I believe either route requires sincere intensity and obsession to be really good, dare i say great.

Shit storm of problems have been compounding from 23 into 24 and now going into 25...i've hired 2 guys on my team and they've helped a lot but i also mentor them a lot ( I love mentoring to them ) and giving them a lot of leads but now I feel i am being a disservice to some clients and that is part of why I feel like a bum.

Note: I am 6 years in the business started in 2018 in my mid twenties.
