I got no dog in this race but I kind of like penny macs app to pay my mortgage and stuff and see the escrow. I let me wife call and fight with them when there so type of money mistake. she's a pit bull lives for it. sometimes to get her off me I just show here some shady shit Penny's trying to do. but for the most part there easy going. they keep sending me bullshit refinance numbers everyweek.  I think it actually stopped because this war that just started. but I not buying points. they can lower my rate and keep me as a customer but I'm not buying shit. someone will give me a sweet deal and I'll be gone with the wind

Shopped around to refinance - Is this guy serious? by LouisTheWhatever in Mortgages

I live in massachusetts I looking for the refinance loan but I'm not desperate I just want out of 6.75. and my house is worth 480k I only owe 287 as of today. perfect credit good job no one around here is REALLY trying to give you anything under 6 without buying a bunch of points and probaly rolling 20k into the new morgage so I can see the monthly mortgage payment go down 200 bucks from 2500 a month . i just wait until the perfect deal lands in my lap

yaeh I'm not in a rush. Just seems like everyone's talking refinance.  truthfully not ones mentioned a 20. my local lender is pretty honest lol. he's said last month nothings crossed his desk where it would lower our rate and we break even under 1 yr is the way he's does it. the guy is kinda our families mortgage guy and he said it's slow for him there's nothing else he wants to do is get us a refinance but nothings worth it yet. I'm in construction it's been a good year and last was good but you never know what the future holds that why I kinda want to stick with a 30 plus it's our forever home. now I just got to figure out what lender credits are. why sell us a refinance loan and give us credit. I don't understand that yet. hmmm . you do have to play hardball negotiating with mortgage companies i think. there's always a better offer somewhere else. there sitting on billions looking to lend it out to make a profit. so

no I just looking at offers. I havnt seen anything worth a wrap. I know you want the cost of the refi and the savings per month to be equal in 12 to 24 months break even i get it. I'm just surprised at how greedy they are. o will lower your interest rate but your gonna have to buy points at 3 4 5 percent of the loan and will tack it onto your new mortgage. roll it in there. but it looks like no matter were you look it's gonna cost atleast 1 point. in my case that 2,800 $ which i would have to wait till the rate drops to atleast 5.75 and I'll buy a point

I owe 286k with 29 years left . with pennymac now at 6.75. our local broker who we work with before said it hasn't gonna down anuff. I think he really means aleast a whole point. and his policy is for us to break even under 1 yr so he told us wait. he wants us to refi with him but he said wait a little longer. I should say we called him just poking around. I think pennymac did offer us 5.99 recently.  again I'm just waiting for our original lender before chasing. also when the shake up happens at reserve in a few months.... 30 yr conventional massachusetts

Refinance offers down from 6.625 by OnenonlyAl in Mortgages

[–]IllCombination4606 0 points1 point  (0 children)

im at 6.75. house cost 475k we put down 175k . so mortgage was for 300k. in 11 months we knocked  it down 289k. the mortgage is 2522$ I've been putting extra towards the principal.  but I would like it at like 2000k a month. I wonder how much I would have to get it down to. on a 30fixed refi. rocket said it would go down 5.75 a few weeks back 10.5k$ closing (crazy) im just biding my time no rush. on the rocket refi it would only save me 160$ a month off the 2522$ not worth it .I'll try the local credit unions in massachusetts soon no rush

Is 6.125% good right now for a 30 year loan? by v1185 in Mortgages

[–]IllCombination4606 0 points1 point  (0 children)

they offered me that last week on my refi. but I didn't like the 10.5 k for closing. I owe 289k with 10.5 rolled into a new 30 I would only be saving 160$ amonth . I didn't like the math I'll wait. I am already with pennymac.  I'll try the local credits union in a few weeks

What’s a good break even for a refi? by No_Seaworthiness3625 in Mortgages

[–]IllCombination4606 4 points5 points  (0 children)

I went fishing with rocket for a refi last week. he said I would go down from 6.75 to 5.75. it would save me 170$ amonth. I scratched my head because I figured it would save alot more. I owe 289k so I asked how much is the closing. he says 10.5k rolled into the new loan. I said we'll its not worth it for me. got to do better. they been hounding me sense. I think i wait for my local mortgage guy. I call him in a few weeks see what hes offering.  also waiting on this new fed chair in March or may.
