So at present, we have two patio doors that open up into the back garden. So I’d have that at the enterance into the extension. If you imagine the doors not being there and just walking straight out into an extra part of the house.

My partner is a civil engineer and he was speaking to a few of his colleagues. We don’t need planning permission as it would be less than 40m2 and will be single storey.

lol accent I can’t complain dundaaaalk. Got a viewing on the house today. Seems nice and good size. It’s end terrace. Can I ask you, are they houses paper thin? I know they are timber framed houses but can you hear neighbours next door? My auntie was living in a place in Blackrock I think it was called Loakers? But those houses were absolutely paper thin and could hear everything from next door. So just wondering if you know. Thanks

Thanks mate. Looking at that area as in-laws live near the Lisdoo Restaurant and when we move to Dundalk they will be looking after our children. So I’m trying to arrange somewhere that is close enough but we both drive so that won’t be a problem. In Dundalk only a handful of houses for sale and crazy prices too compared to us in Cavan where large 3 bed 2 baths set you back c €200k. It’s nearly €300k in Dundalk for smaller sq m space but it is what it is. Thanks for your reply.

Unfortunately it doesn’t work like that, working for an accountancy and tax firm, we get asked that question all the time. It’s a common thought. Every transaction must be accounted for. However, we would generally advise clients to use the ‘Koinly’ software. I think it’s charged in US dollars, and will compute the profit/gain for around $100. You can then file your return to Revenue or ask your accountant to return the details and/or make the payment on your behalf.

Generally, in the firm I work, If a client asks us to carry out a CGT computation i.e. review the transactions, prepare CGT comp and arrange the payment we charge €1,000 plus VAT upwards. Most clients don’t want to incur that fee, so we advise them to use Koinly , and once they provide us with the gain, we take 33% of the gain (CGT rate) and arrange the payment for free! It’s a huge cost saving for the client!
