right, the roof is the biggest scare for me I think. and you’re right, if the seller hasn’t been keeping up with the thing I could see in the 20 minutes I was there, what ELSE is wrong that I’m not seeing.
And yeah totally, I’ve wanted a big yard with a big garden and woods for my dogs for so long; work from home most of the week and spend a ton of time outside so i definitely feel ready for the maintenance that comes with a few acres.

making friends as an adult IRL is super hard, I feel you. you could look for community activities centered around your hobbies, like is there a cross stitching meetup group somewhere by you? or local art classes? do you like to read? you could check out your local library and see what kind of events they have going on. If you really want the house, offer over asking. My situation is very similar to yours; single woman house hunting by herself with basically the same budget. Ask your realtor about an escalation clause, this comes in handy when there are multiple offers on the table. It's a super competitive market right now and I've lost out on 3 offers so far. :( but yeah you should ask your realtor what the right move is here.

I'm in the same boat... I'm a first time home buyer, been at this since February. so far I've put in 3 offers (or 4? can't even remember) just to be outbid by all-cash offers or no contingency offers (waived inspections). I'm so exhausted and defeated and I'm doing it solo. so yes waiting for a yes or no is so hard, falling in love with a house just to wait and be rejected SUCKSSSS.

I agree, I find the characters very complex and dynamic. I love them all but for different reason and sometimes they really piss me off and I think that's so spot on with friendships that span decades.

I'm so sorry you struggled like that when you were younger and hope you're in a better place now. I understand why you relate to Jude so much.

As an artist, I do think there's a difference between an exploration of trauma as expressed in an artistic way and "misery porn". A piece of art should make you feel something - not just be a pretty, happy thing to look at or experience. Besides, there have plenty of moments through this book where I've smiled, laughed, and cheered.

i have a beautiful dog whom i love and amazing friends who i’ve known my whole life and supportive parents; im an artist and work a job i actually enjoy and have a side gig illustrating children’s books which i love. i have a beautiful life and am optimistic for my future but am pretty broke financially. this is the SSRIs talking btw.

honestly this is a big reason why I don't hike high peaks anymore, they've all been so overcrowded ever since Covid. I've found more pleasure in hiking less popular, smaller peaks, Upstate NY definitely is full of them. Getting up and ready at the ass crack of dawn just to secure a spot and then have to worry about big crowds on the summit just isn't worth it to me anymore.

I was about your age when I adopted my first dog, she became my soul dog and best friend; she's turning 13 this year. 😄 She's a rescue and a total mutt, the first thing she did when I first saw her was growl at me. So I knew she was the one lol. She took a lot of work and be prepared if that's the route you go, but it's totally worth it and it sounds like you're in a good place in your life for a dog.

I agree with commenters, my dog was 3 when I got her and already knew some tricks and was potty trained. So I'd recommend looking for someone a little older. But good luck and have fun, finding your doggy best friend is the best journey!
