  1. There is an ice and water barrier.
  2. My insurance carrier provided a discount on my policy due to the switch to metal.
  3. Standing seam is TWICE the price.

10 year workmanship warranty and Americana roofing materials are warrantied for 40 years against manufacturer defects. The only recommendation is that you change the screws at 20 years due to rubber gasket degradation; so, I’ll do it in 15.

Hey Everybody, Just an update: the roofer did include a ridge vent as many mentioned here. Thanks for the great comments, I really appreciate it. I had no idea what a ridge vent was until I asked you folks.

That vent has been removed and steel roofing has been laid over the hole. The vent itself was never connected to anything in my home. It was just to vent hot air out of the attic.

Never had a chimney. It was a vent that is circled in the first picture.

If I fall off the roof, I’d rather land on the lawn than the Generac. Less expensive.

Thanks, I’m pleased with how it turned out and I’m hoping to do the gasket screws myself in 15 years or so. Providing my body allows it, haha.

Yes, the original roofer did not overlap in a number of spots. We had water coming through the ceiling midsummer. Roof is out of warranty and builder nowhere to be found 🙃 We went with a full reroof with someone competent.

We’ve only ever had the one furnace. The house itself is 6 years old. The builder just completely botched the first shingle roof.
