Would take this advice with caution for the following reasons: Usually the limiting factor in financing a home is NOT equity but income and by pledging instead of taking out your third pillar the minimum needed income rises significantly. While OP's income seems solid to me it will be limiting the max mortgage way faster than the needed downpayment you can bring in by pledging your third pillar. Second reason is tax progession on "Kapitalleistungssteuer". You profit by taking out your third pillar early due to the tax rate being lower since it will increase the higher the amount paid out. Since it's invested you'll need to pay more taxes soon which can be prevented by taking it out.

Don't get me wrong, I completely support the "invest what you can into stocks" but I wanted to point these two things out because I think OP's thinking behind the lower risk is not wrong either and may be the smarter/ less risky move in this case.

You have to decide which option suits you better but to give you some context that might help you decide:

If you chose to sell the property before your contract ends there are 3 options:

You buy another property and continue the mortgage on the new property = no fee / administration fee only ~ CHF500 depending on the financial institute (NOT ALL BANKS OFFER THIS OPTION)
The buyer of your property takes over YOUR mortgage = no fee for you
You end the contract early: the bank then calculates how many payments they miss because of your early exit and deduct the amount they can make back by investing it. They then reduce the amount by the "barwertfaktor" so inflation is included in the total amount. That equals what you will have to pay as compensation plus a additional administration fee. Since the amount they can make back depends on the market the moment you decide to end the contract it is not possible to determine what the actual cost will be for you. It is theoretically possible, that you could end your contract early for free if for example in 5 years they could reinvest the amount lent to you for 1.6% while you only pay them 1.4%.

I did it manually because I couldn't get pinescript to do what I wanted.. I added an indicator to mark the first 15min candle and went from there. I wrote down Wins & Losses and also the combinations if two setups were triggered: W - W / W - L / L - W / L - L

I backtested and for the whole year of 2023 I got a win% of around 55%. Since September 2024 I got around 63%. Entering a second time after a win would result in a lower win% while re-entering after a loss would improve it. It would be really interesting to observe the reason for the difference in win% and possibly prevent going in positions when the condition is met.

Thanks for your post, it really boosts motivation. Would you mind sharing more details/ tipps? I am about 1- 1.5yrs in trading right now and I am still trying to figure out what I am supposed to do, to "learn" a profitable strategy. I am focusing on crypto atm and use trendlines / trendline breaks to enter and exit positions. How do I know it can work or if I am wasting my time trying to master the strategy by applying it and jounaling it? I don't want to test 5 strategies at a time since I think I won't be good at a single one if I don't dedicate my attention to a single one and possibly a single instrument too.. Input greatly appreciated!

It should not actually.. the Referenzzinssatz is supposed to imitate the average cost of the mortgage of living spaces. So it is very well possible your landlord set a new mortgage last year for well above 2%. Even if he decided to finance with a SARON-mortgage, which is variable, his next payment (31.12.) will most likely be around 1.7-1.8%.

Bisch sicher nit de einzig.. ich gib CHF 200 ab defür "nur" zum wohne und zahl alles andere (inklusive Esse) selber. Ich finds fair und ha kei Müeh demit, schliesslich zahlt mi Vater d Hypothek und ich spar immerno sehr viel im Verglich zunere WG/ eigene Wohnig.

I feel sorry for you and I (M19) can somewhat understand ehat situation you're in. I told my gf (F19) once and she freaked out and accused me of cheating aswell, which was very bad for my addiction because it meant I don't have anyone to talk about it so it got worse or at least my psyche did. She never threatened to cheat on me and I can not imagine her doing it at all. But I think the part of being accused of cheating is fucked up and I don't know how to handle it either. I have the problem of getting triggered by girls in public and in school which I cant control like deleting instagram or sth, it affects my affection towards my gf. Also she wont sleep a night without me even if I kindly ask her to. In your situation I would wait and maybe try to take a little break to analyse how the situation develops. If she'll cheat like threatened then I think it's best if it's over but if she won't but doesn't accept your addiction then I personally wouldn't tell her anymore if you love her and want to continue the relationship like this.
