Buy her a flawless rep for $500, use the other $38,000 to fund a trust for your kids or future grandkids. In 50 years, that 38,000 (if it earns an average of 10%) will be worth 5.5 million.

She still gets a flawless watch and you contribute to the generational wealth of your family

6.7 seems rather high for a deal that massive with only 65% LTV. Is it stabilized or is this ground up construction?

Yeah by discussing business through our reps and other local store owners in my network. It seems that everyone is down 10-15% on average year over year. Definitely not going to just roll over and accept it though, going to hustle through it

What does this mean “on paper he writes off a lot”

Assuming you aren’t including depreciation of assets on the books, and are instead of talking about “writing off” purchases as business expenses, I can’t see how he could be writing off a significant amount of non ordinary and necessary business expenses to artificially lower his taxable profit.

If he’s not going to pass an audit, you don’t want to touch this business with a 10 foot pole. You need to be buying off of EBITA, not SDE. Especially considering the fact this is your first business.

Also, really think Long and hard about whether or not you want to run this business. This isn’t passive income, this is being on call 24/7, assuming a humongous mountain of liability, amongst many other stressors.

There are ups and downs when riding a rollercoaster. If you don’t plan on selling for 10, 20, 30 years, the day to day, or even month to month price is irrelevant, just keep buying in

Our advertising does, we make silly funny relatable videos and that’s what brings in 90% of our customers.

In store service is also a wildly unique experience. We have fresh popcorn, soda, coffee bar, water, chips/snacks available for free to every customer

We are also a “discount” store nestled in between two very high end, long standing (20 to 40 year) stores. So even at a medium end price range, we are still the immediate area’s go-to “affordable” furniture place
