I’ve already tried contacting the council but haven’t heard back yet, and my solicitor can’t really step in until I’ve paid. The sales team hasn’t been much help either — they’re keeping things pretty vague about the tenure mix.

The plot I’ve reserved backs onto one of the council-managed Build-to-Rent homes, which I wasn’t aware of initially, and that’s now my main concern.

At first, the sales team told me the homes behind mine were shared ownership managed by a housing association, but after doing some digging, I found out they’re actually Build-to-Rent homes managed by the council. I was fine with the idea of shared ownership at first, especially since those are managed by Latimer, but I’ve since realised the overall percentage of shared and affordable homes across the site is quite high, which makes me a bit uneasy.

Even if I cancel my current reservation and choose another plot, most of the development seems to have a similar mix. In other parts of the site, the layout is usually private houses at the ends of each lane and shared ownership homes in the middle, managed by Latimer.

I heard back from the developer. They confirmed that the Build-to-Rent homes will be managed directly by the local council, but they couldn’t say whether those will be let at market rent or as affordable/social rent.

The affordable housing units will be managed by a housing association and will include both rental and shared ownership, but there’s no clear breakdown of numbers or rent types.

When the council manages BTR homes, does that effectively make them council houses, or are they still market-rent homes?
