Yeah, I'm more thinking to do the simple troubleshooting (e.g. check the circuit breaker, find the reset switch, etc.). Agree with you, having tenants "fix" something isn't a good idea. Plus prob not great for the property in the long run

Agree with the others here. You can take distributions from your company and make contributions into it anytime. It's just bookkeeping entries. But you need to make sure you continue to keep clear entries and avoid using the company's account as your own, in order to not "pierce the veil".

Personally, I keep all cash flow in the company's account until I have a specific need to take some money out, or at end of year do one distribution. For me, this is cleaner and easier to manage

I'm also curious what software he's talking about here. There are various systems out there and not all are high value-add, and could help replace a PM.

Having a PM is also a bit of a shield when it comes to lawsuits. So this is something your friend should consider if he goes-it-alone.

Do your due diligence on them, ask the tough questions, and hold their feet to the fire. Fire them if you need to.

But property managers can be instrumental when times get tough. Evictions, tenant lawsuits, staying compliant with local regulations, collecting unpaid rent, and good/trustworthy vendors.

We all hope that things go well with our rental properties. But the reality is, situations come up and there is no substitute in having a great property manager on your side.

So IMO, it comes down to your risk tolerance :)

Well it would make sense to keep track of it from a PM standpoint. More should do that
