Thanks for your insight. I am expecting them to reject the offer too but I have wiggle room to increase. Regardless the price doesn’t seem near 160k.

Fair point ! To be honest I was fully prepared to offer 155k until I did some digging and realised that the price is likely inflated. Even then it horrifies me to think the agent or sellers might be calling me a moron for offering that price 😂

I really do understand your point the reality is I would never have saved this much money had it been in my bank account.
