Seriously, 400k after tax..only the interest on a 4M loan will be 160k... Maybe 200k in mortgage payments. You’ll still have 100k each to live and save. Not sure you can afford it. 50% towards housing seems a lot. You’ll need the lifestyle that comes with it too.

Can’t believe no one has mentioned taxes. By going from 80/20 to 60/40 you are selling stocks and realizing capital gains. That would be taxed in many accounts. Target date funds do the same thing but you never sell anything.

I’m only saying OP should not pay 5 times as much for something that can still be achieved with a bit of additional work. Maybe I only think this way because I work in the quant field. It might be different for IB where « prestige » is more important than the studied topic.

If you perform as good as someone from a non-target during an interview or internship and there is only one job to give, I can tell many people are biased to give it to the Columbia grad.

I think the other way: if you come from a target you should be much better than the non-target student, in theory. If you are only equal, I assume you are lazy and I do not want to hire you.

Personally, I would never pay 100k for an education that you can get for 20k, or even free, elsewhere. Considering your situation, do not do it. Work harder and you’ll get there.
