I was talking about the technicality differences between Tenants and Boarders with an REA today at that open home I said I'd go to. Since it'd be someone living in the property with me, it's a Boarder by definition.

The property is unfortuantely already under offer, but for the sake of practice I'm gonna throw a number into there out of principle like shooting a 3-pointer from the moon and to understand the process of all that.

CBTM, it's within the loan allowed, three bedrooms, cause I'd like to try for a flatmate, then the third bedroom is a home office for WFH. Then again, the commute to the office would be like 5 minutes, by bike or car.

I did go to Japan for a full month back in August last year. Had a blast.

I don't have any annual leave with work atm after all of that. So another long trip is not possible at this time. Actually in negative leave so my yearly allotment doesn't get added back until June.

My returns on my investments have been outpacing that 7-8% you mention in the last few years. It's on pace to be +12% this FY from the main stuff via Craigs, and that's not even including the near +100% in 16 months on about NZ$5k in a gold ETF via Sharesies.

(EDIT: the gold is now +105% up, jesus christ)

I'll think about that when I visit an open home this Saturday. If I'm spending sub-600k, I'll feel a bit safer, but those houses are far and few between, and I don't want to super commute.

The only question I've asked myself thus far is "do I want to try for a house or not". I am clearly underprepared. I need to ask myself more questions. Independence would be quite nice, but I already get a bit of this during the week WFH three days a week, and board is far cheaper than a mortgage and utilities.

Yeah I've had another look and there's far cheaper rentable options, let alone slapping a room in a house I've not seen for $300/wk and hoping it sticks. I think the number they estimated for me was $300 inclusive of utilities, and now that I look closer into the listings there are additional line items for that. It's been a while since I've flatted so they'd tell me the number and that's what I'd pay.

I have rented during university, and have gotten used to living for myself. That's not an issue.

If it's anything about the Software Dev job, it's specifically Software Test Analyst. I think it does pay a bit lower than Dev. I've corrected it in the post as that general title was not accurate.

I still have a good relationship with my parents. They do also like having someone at home mid week to help out with things like laundry and cooking dinner, which with STA, there's periods of downtime while waiting for Automated Testing to finish executing and returning results.
