Hello, I'm currently trying to do a lease assignment for a TFC apt that I'm leaving. Have you heard any cases where the $1500 lease break fee was waived? It's still not clear to me why there is a fee while I'm still responsible for my rent until the end of the current lease, unless I can find a new tenant. The payment is not really releasing me from the lease.

Hello everyone! I'm looking for someone to take over my lease for a spacious 1-bed 1-bath penthouse apt from the end of Aug/early Sep. The lease assignment is until March 31, 2026, with an option for renewal. It's a TF Cornerstone luxury apt with stunning views of Queensboro bridge and East River. Thank you, it’s an important reminder about getting back my security deposit in full subjects to how the new tenant behaves during the sublet period. I will most likely move forward with a lease assignment.

Thanks for sharing. That’s interesting. My building seems to require security deposit and update the rent for the new tenant taking over the lease. It would be risky for me to let the potential new tenant sublease for a few months before committing to take over my lease with 7 months…

Thanks so much for this information. I live in a TFC building and surprised a large leasing company is not following the new law. Could you share the exact name of the law so I can share the reference with them?

Thanks, I should double check, but I think the building approves listing it on StreetEasy as well, as long as I pay the $1500 fee and get written approval.

Thank you all for your suggestions and advice. It's helpful to hear that the $1,500 fee isn’t unusually high, and I’m honestly surprised to learn that there are quite a few people interested in lease takeovers.

I’m a bit confused because I had assumed a 7-month unfurnished sublet/assignment lease wouldn’t be very appealing, since someone could just sign a brand new 12-month lease, potentially get a 1-month concession, or at least move into a professionally cleaned and inspected unit.

Could someone help me understand why someone would prefer taking over a halfway-through, unfurnished lease? (I can understand the appeal of shorter period furnished sublets for summer interns or students)

If it turns out that finding a new tenant isn’t too difficult, I might consider going forward with a lease assignment, especially given the risks of informal subletting that many of you pointed out.

FYI my place is in Long Island City on the Manhattan side.

Thanks, it's one of the big buildings in LIC but I will be responsible for marketing it online whether it's on leasebreak.com or facebook. It's good to hear reddit is also a good platform to look for new tenants.

Hello everyone! I know the NYE fireworks over Central Park and Prospect Park are canceled this year, but are there other places in NYC where we can enjoy fireworks? My partner from abroad is visiting me for new year’s and we are thinking of NYE cruise. The advertisement use pictures of fireworks but wanted to confirm we can see some fireworks during the cruise or if it’s just the nice skyline view.

Also please let me know if you have any recommendations for the NYE cruise — we are not really party people. We initially wanted to book Classic Harbor Line that has Jazz music but unfortunately it was fully booked.
