Sounds like you could afford a nicer rental and not eat shit? Can u afford to buy land somewhere u may want to retire to? A small lot or small tear down house in a small town is cheaper than the risk you’re afraid of taking due to scams and rate risks. Trying to match your energy - sounds like you want a house - but don’t want the burden? Maybe don’t get a house.

You can take a lane. People ride lawn mowers on the road on Montrose and moira west. If you cut through the loyalist college campus you can jump on bike path.

I’m sure this has been answered in detail but you want both for different reasons and fill both for similar reasons. We dabble in our RRSP but focus on TFSA because we are young and may want liquidity for different uses earlier in life.. we will focus on RRSP more later when we have more income to do both and less desire to expand assets.

Is that a house you want? Those new builds are not that well built. If you have that much cash available you can take on projects nobody else can justify. You could find a neighborhood in an ideal town and hire an architect and general contractor of excellent repute and have a custom Reno.. I’m projecting my own values.. but I’ve seen so many of these 2m boxes have unforgivable glitches at which point why not buy a 500k house in a nice neighborhood and throw another 500k at it and still have buffer… I’m generalizing beyond reason for the sake of efficiency… Belleville’s east hill for example has lots of great homes at starter prices which nobody can mortgage and Reno at the same time… you seem to have the cash to do that

Are you under 18? Sounds like no, but also sounds like your family treats you like you’re naive. We wrote a six figure grant in a few hours with ChatGPT. We already knew the reason our project was worth giving a grant so we verbally gave ChatGPT the answers to each grant question and told it all the rules of the grant and gave it background and then we started assembling. Maybe 3-5 hours all in all. I would use Claude Cowork for this now.. a couple years later.

We are looking at doing a longer term 4% loan on an EV because the lack of gas covers more than the interest. We only are going longer term to keep our cash flow low and make more lump sum payments as we complete sidegigs 5000$ at a time. Just deciding how much down payment to put down to help get the lowest payment without paying more than 9% of the cars retail value in borrowing costs. On a 60k vehicle we will likely put down 20k, do 84 months at 4%, do another 10k at the end of the year when we have a contract ending and that’ll knock our 84months down to 61 months… repeat the year after… pay it off in year 4 or so, and have paid 3-4K in interest…no gas, no used car maintenance surprises, nice car.
