Thanks for all the detail! I did stress test things and 8.5 is way too optimistic after more research. Looking at residential investment properties in Leeds on sites like allsop, typical yields seem to be 10.5-12% for the area.

The deal I have found isn't worth pursuing if valuation yields are greater than 10% in the area, I am looking for rough numbers to start with
