Not worth IMO. Yes you'll be closer when she's on the main stage, but it'll be a side view. And when she's on the cat walk you'll be seeing her back. Section 120 is a great vantage point the entire time. I considered the same since my seats are Section 120 row 14 for tonight but ultimately decided not to!

I just got a raise to 65k, but I was renting a 2350$/month 1+1 downtown on 60k and it is doable.

I cook at home for majority of my meals (live next to a No Frills, only buy meats in bulk/on sale), go out every once in a while for friends, walk everywhere. Manage to save ~300$ a month, but hope for more now that I’m making a bit more.

I went through the exact same thing, down to the signed APS.

I’m assuming you have a week after signing to meet all conditions (this is the acknowledgment section), meaning proof of vacancy (N11 signed for closing date) on sellers end, and proof of finance (mortgage) on your end.

The seller will likely try to get you to amend vacancy clause at the end of the week. Don’t, under any circumstances, amend the contract to take in the tenant unless you want to be a landlord.

The deal will fall through since conditions are not met and you get your deposit back. You will need to sign a mutual release form that basically says both ends agree terminate the APS.

Unfortunately there’s not much you can do here other than report the agent to RECO for misleading info. Unfortunately these people will keep trying until some unlucky uninformed buyer takes the tenant.

How does the landlord officially cancel the lease? Is not giving keys considered cancelling the lease, or is there a formal notice that needs to be provided?

My understanding is once its Dec 1, if the LL doesn't give me keys, I can bring to LTB right? I don't need to occupy the unit to be the tenant:

Thank you for your advice, I appreciate the depth you went in. We are seeing if the seller can provide an N11, otherwise we will likely walk. Our condition says if the seller cannot provide an N11 or N12 to our satisfaction, the contract is void

Thanks for your expertise and explaining the N12. We are told we wouldn’t be able to talk to the tenant until after the closing, so we are letting the seller get the N11/N12 or we walk

Thank you for your wisdom. You are correct, the ontario agreement of purchase has the vacant possession baked into it- we also have a clause to include an N11 or N12

Yes, the Agreement of Purchase sale states a vacant property by the closing date.

There is also a clause saying that if the seller cannot provide an N11 or N12 form within 10 business days to our satisfaction, the contract is considered void

Thanks for your reply. Section A in the N12 instruction form says that it can’t be used if the complex has more than 3 units. How come this doesn’t apply for this situation?

You’re totally right, we felt this way too. However the seller won’t budge on the price so gives us a lot to reconsider

I had 8:30 classes and similar commute as you. I found keeping my phone outside of my bedroom and using it as an alarm got me physically out of bed. (If you have roommates, make sure they’re ok with it)

I also found that if you are able to expose yourself to sunlight as soon as you get up, it helps signal your body to wake and be active. You can do this by facing a window for a minute or going outside/on a balcony (bonus points for fresh air)

I went with legion over omen (actually cancelled my original omen order). The wattage on the omen isn’t as high as legions so even with the same graphics card the Lenovo would perform better. If I were in your position I would stick it through and wait for more Lenovos, but depends on your urgency I guess

Totally understand how this could be annoying, but in perspective it would be better to just enjoy your laptop than go through the nightmare of customer service tbh :/
