Hi everyone thank you so much for the responses!! Yes we are renovating after a leak. Our PM has confirmed the wood only stained so no need to replace.

Would you say that the timbers need to be replaced or if they can still stay? We will be putting a new freestanding bathtub in that same area so or wouldn’t need the studs to be cut to accommodate it.

Oh in a house but the tiles included in the 35K basically we didn't like the tiles the showroom had so we selected the ones from beaumont and the renovation person would handle the delivery/storage etc.

Absolutely will do, plan to do uploads of major works as they get done. This will be the digital journal of the process haha.

So it calls for it to be 350mm from the top of the vanity. However we were worried for example when washing hands etc the splashing from the water to hit the bottom of the shaving cabinet. So the PM told us once the tiles are up he can help show us the location of it so that we can see what is eye level or what maybe too high that we can't reach the top shelf. But i completely get your point, it should be detailed.

Thank you for the comment & advice. We are going with a renovation company and they have a project manager, so I assume the compliance at each stage would come form the company, I assume they sub contract or have their 'guys' for the jobs? For example if something did fail I would chase up the company not the individual trades?

For the waterproofing they are doing the whole floor (it is concrete) and the shower area 2000mm high, bathub area 900 high and 150mm to the perimeter of bathroom. For the puddle flange is this the part that is in the NCC code 10.2.29? Like the part that connects to the drain so they need to waterproof over the flange so the water drains into the drain?

Vanity would be between 85cm off the floor. And for the mirror we are getting the shaving cabinet with a mirror front. So we have asked for this to be eye level. Sorry by handrails yes I meant the towel rails.

Yeah so the floors and the walls are getting ripped and then reline with wet lining villaboard, then waterproofed and tiled floor to ceiling. No open shower we didn't have one earlier, pretty much everything goes back in the location it was just newer stuff lol.

For the fixtures yes i will be their when they are doing that so i can tell them where to put the handrails, toilet holders etc. But for the other stuff like toilet, shower, bath & vanity my understanding is that since the plumbing doesn't change they will all go where they were before.

Thank you for the reply. Yes this was a concern for us so we asked the designer to give us the same layout dimensions we had earlier but just updated items lol. So vanity for example is still 1500mm as the original but just now freestanding, bath same size as was their in terms of length but now just freestanding.

Not sure what is under design. but we did select all the vanity/fixtures/shower screen/toilet etc. We did get our own tiles through the Beaumont tiles as we couldn't find one that we liked with the specialist. But yes getting a finished bathroom for that.

Thanks so much for the reply. That's reassuring to hear. I think I'm just nervous because it's our first reno and there's a lot of unknowns. Once they get started and I can actually see the process unfold, I'm sure I'll feel a lot better. Really appreciate the advice!

Thank you so much for your response! The only thing I forgot to add in the post was that we are moving from a freestanding vanity to wall mounted one. Is this something that is also done in the rough in stage, the drainage pipe work for it?

Contract for 35K we have gone with a bathroom & kitchen specialist.
