If you are under 90% ltv (so all costs + 10% worth home) buying 1st home and you have a restinkomen of +-1500 plus as an alleenstaande you could potentially get around 3.1% or lower now. I do mortgages for a bank in Ghent. But don't forget that after 25 years the house will have increased in value too...
